There is one question every homeowner asks during the first meeting, usually within the first ten minutes.
"What is this going to cost?"
It is the right question to ask, and it deserves a real answer. The problem is that most of the numbers homeowners find online are national averages, contractor lead-generation estimates, or figures that assume builder-grade materials and owner-managed construction. They are not wrong, exactly. They are simply describing a different kind of project than the one most families in Granite Bay, El Dorado Hills, Folsom, Fair Oaks, Carmichael, or East Sacramento are planning.
That gap between expectation and reality is where a lot of remodeling stress begins. So every year, we publish the Tankersley Remodeling Index, built from actual completed project data across the greater Sacramento region. The 2026 edition reflects the twelve months ending December 2025 and nearly $8.4 million in luxury residential construction.
Here is what those numbers tell us.
2026 Remodeling Cost Ranges for the Sacramento Region
All of the ranges below reflect design-build pricing that includes full design coordination, permitting, and professional project management. They do not include furniture, art, or owner-supplied fixtures.
Powder Bath: $28,847 to $52,284. Small rooms carry a high material impact per square foot. These ranges assume no structural changes.
Guest Bath: $44,055 to $78,818. Relocating plumbing pushes a project toward the upper end of the range.
Primary Bath: $88,245 to $196,518. Steam showers, heated floors, and custom tile work drive the upper range.
Kitchen: $148,000 to $342,481. Custom cabinetry, the appliance package, and structural changes are the biggest variables.
Whole-Home Remodel: $249 to $443 per square foot. Scope, finish level, and the condition of existing systems are the primary drivers.
Luxury Addition: $495 to $691 per square foot. New foundations, matching existing finishes, and engineering fees all contribute.
Custom Home: $499 or more per square foot. This excludes landscaping, pools, and permits. Interior finish level is the primary variable.
Across all project types, the average project value in our region was $597,000, and whole-home remodels were the most requested project category.
Why Costs Are Higher Than They Were Five Years Ago
If those numbers feel higher than you expected, you are not alone. Remodeling costs in the Sacramento region are now 38 to 52 percent higher than the 2020 baseline. Costs have stabilized after the sharp escalation of 2021 through 2023, but they have not returned to pre-pandemic levels, and we do not expect them to.
Year over year, our 2026 ranges increased between 5.2 and 7.3 percent depending on project type. Primary baths rose 7.1 percent and luxury additions rose 7.3 percent, largely because they rely on the most specialized trades.
The biggest single driver is labor. Skilled trade wages in the Sacramento market rose six to nine percent in 2024 and have held. Today, homeowners should expect labor to represent 45 to 55 cents of every dollar spent on a remodel. Finish carpenters, tile setters, and licensed plumbers are in high demand, and their expertise is exactly what separates an ordinary remodel from an exceptional one.
What Pushes a Project Toward the Top of the Range
Two kitchens of the same size can easily differ by $150,000. In our experience, the following factors make the biggest difference.
Structural changes. Removing load-bearing walls, raising ceilings, or opening a room to the exterior requires engineering, permits, and temporary shoring.
Plumbing relocation. Moving a sink or toilet even a few feet can mean new drain runs, concrete cutting in slab homes, and extended rough plumbing labor.
Finish specification. Custom cabinetry, natural stone, handmade tile, and specialty hardware can triple material costs compared with standard options.
Systems upgrades. Aging electrical panels, outdated HVAC, and original plumbing often need to be addressed once walls are open. This is especially common in the older homes of East Sacramento, Land Park, Curtis Park, and Arden.
Electrification requirements. California's Title 24 updates are adding panel upgrades, heat pump systems, and EV infrastructure to scopes that would not have included them a few years ago.
Changing decisions mid-project. Altering finishes or scope once construction has started is among the most expensive things a homeowner can do.
How to Protect Your Budget
The good news is that budget overruns are largely preventable. In our data, roughly 62 percent of projects grew beyond their original scope. Some of that growth is unavoidable in existing homes, but much of it can be planned for. The projects that finished closest to their original budget shared a few habits.
They completed design before construction began. They ordered long-lead materials early to lock in pricing. They worked with a contractor whose trade partners already work well together. They had a detailed written scope and specifications document. They carried a realistic 10 to 15 percent contingency on top of the base contract. And once construction began, they resisted the temptation to keep adding work.
None of those habits are complicated. They simply require patience before the first wall comes down.
A Note on "Free Estimates"
Many homeowners begin their search by collecting free estimates. We understand why, but we have learned that a number produced after a thirty-minute walkthrough rarely reflects what a project will actually cost. That is why we do not provide free estimates. Instead, we begin with a structured preconstruction phase that defines scope, aligns design with your investment goals, and produces a detailed budget and schedule. Most of our projects range from $250,000 to more than $1 million, and that process is what allows them to finish predictably.
Use the Numbers to Plan, Not to Panic
Remodeling costs can feel intimidating when you see them for the first time. But clarity is far less stressful than surprise. Knowing what a quality kitchen, primary suite, or whole-home remodel actually costs in Granite Bay, El Dorado Hills, Folsom, Fair Oaks, or East Sacramento allows you to make better decisions about scope, phasing, and priorities from the very beginning.
The full 2026 Tankersley Remodeling Index includes these cost ranges along with construction timelines, market conditions, and the materials homeowners are requesting most this year. We publish it because we believe informed homeowners make better decisions, and better decisions create better homes.
Ready to Start Planning?
Whether you are planning a kitchen, a primary suite, an addition, or a whole-home remodel, the best time to talk with a builder is before the design is finished.
